Our client is a well-known, and well respected, national full-service general construction company based in Reno, Nevada. Our client works with light industrial, tilt up industrial, commercial building, and big-box / warehouse building projects throughout the United States.

I. Position
Summary:
Reporting to Construction Managers, the Project Manager is responsible for the planning, direction, and coordination of activities on an assigned project(s) as well as executing these plans to ensure the project is completed within the prescribed time frame while maintaining or improving on the projected fee, within the terms of the contract agreement.

II. Position
Responsibilities:
o Contract Responsibility
o Thoroughly review and understand the project specifications and contract drawings
o Read the owner agreement to understand all requirements and obligations required for the assigned project including but not limited to; contractual completion date, phasing, early turn over, reporting, etc.
o Ensure compliance with all terms and requirements of owner, subcontractor and consultant agreements. Provides all required notices, reports, services, etc. in a timely and accurate manner.
o Prepare all subcontract agreements, purchase orders, change orders and other agreements to ensure all aspects of the project are covered and within budget.
o Profit & Loss Responsibility
o This position will have profit and loss responsibility and accountability for assigned projects.
o Quality Control:
o Assist the superintendent in the development and implementation of a quality assurance program in accordance with the contract documents, Owner expectations, company procedures and industry standards.
o Review shop drawings and submittals to ensure proper coordination and adherence to contract documents.
o Ensure timely submission and approvals of submittals, shop drawings and RFI's to meet required project schedules.
o Conduct regular site walks with the superintendent to ensure overall quality of the project and compliance with contract documents.
o Scheduling:
o Review and comment on construction schedules to ensure time frames are coordinated with the purchasing process, submittal/shop drawing process and lead times to ensure the project will meet the required completion date.
o Enforce subcontracts, contract purchase orders, change orders and work orders in relation to the schedule.
o Safety:
o Must be OSHA 30 certified
o Must have current first aid and CPR certification
o The Project Manager is authorized and required to halt unsafe operations immediately that are seen.
o Financial Management:
o Schedule work so as to improve the quality and cost of the project.
o Review the project budget with the Superintendent in the process of making authorized jobsite purchases of materials and equipment rental and supervising all labor.
o Adhere to all accounting procedures.
o Ensure adherence to budget.
o Write commitments to subcontractors and suppliers and ensures all materials are procured and delivered to the site in compliance with the construction schedule.
o Enforce all terms and conditions in contracts/purchase orders with subcontractors and vendors.
o Ensure appropriate permits, contract insurance and bonding documentation are in place prior to project mobilization as required.
o Read, prepare, update and understand project cost reports as required by the company standard operating procedures. Prepare monthly cost and billing forecasts.
o Understand all job costs allocated to the project.
o Monitors project costs, update and maintain contract budget through all approved change orders.
o Prepare, monitor, process and control all owner and subcontractor change orders and change order requests.
o Prepare monthly billings to owner, meeting time deadlines and coordinating with the accounting department on any required supporting documentation.
o Ensure prompt payment from owner on monthly draws.
o Become familiar with each estimate to fully support its integrity.
o Review design phase and construction phase documents for conformance with the budget and schedule.
o Assist in the review and analysis of subcontractor bid results to determine low responsible bidder.
o Assist in the negotiation and preparation of Subcontracts and Purchase Orders.
o Assist Accounting in the preparation of the Subcontract Billing Worksheet, Pay Estimate Breakdown and Monthly Progress Payment Request and monitor payment receipts and disbursements.
o Monitor subcontract status report and effect timely execution of documents included timely submission of subcontractor and vendor insurance requirements.
o Reporting:
o Inform management, ownership and other affected parties of material issues on a timely basis.
o Prepare reports as required by the owner agreement or the Standard Operating Procedures.
o Close Out:
o Effect close-out procedure in accordance with the contract documents and in compliance with procedures outlined in the Standard Operating Procedure Manuals.
o Enforce project close-out efforts.
o Ensure the Punch List is complete and acknowledged by the owner in a timely manner but no later than the required dates included in the owner agreement.
o Ensure all change orders, reports and documentation are completed in a timely manner or as required by the owner agreement.

III. Position Requirements:
o To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
o The requirements listed below are representative of the knowledge, skill, and/or ability required.
o Education/
Experience: Bachelor's degree (B. A.) from four-year college or university in related engineering or construction management program; and six years progressive commercial construction project management experience; or equivalent combination of education and experience.
o Accounting Skills: Ability to work with job cost and Work In Progress accounting methods, cost projections, variance calculations and project fee calculations.
o Legal Skills: Understanding of construction law, State Statutes and other Federal, State and Local regulations, ability to read and interpret legal documents, contracts and familiarity with insurance laws and policies.
o Must have valid Nevada driver's license prior to reporting to work.
