M&E Project Manager

The M&E Project Manager is responsible for oversight of the mechanical, electrical and plumbing trades along with other relevant scopes of work including owner furnished equipment, fire alarm, security, BMS and EPMS. M&E PMs are involved with subcontractor and vendor management, communication with the client regarding construction activities, participation in the commissioning process and interface with the design and engineering team. They work directly with the site project manager and project engineers to manage RFIs, submittals, change orders, pay applications, quality control processes and closeout for all M&E trades. A successful M&E Project Manager must be technically sound, detail-oriented, collaborative, flexible and able to multitask with multiple scopes and projects simultaneously. They need to be able to troubleshoot and perform under pressure and maintain strict budgets and schedules. They must be able to mentor and learn from other team members as well as maintain relationships with owners, coworkers, vendors, manufacturers, subcontractors, facilities personnel and design engineers.ResponsibilitiesWork collaboratively with design and engineering teams to ensure projects are designed, procured, and constructed to meet the needs of the client whether the priorities be efficiency, speed to market, redundancy or otherwiseParticipate in developing and monitoring milestone dates and progress schedules for M&E trades to ensure that the construction of the project parallels the master schedule.Work with the owner and construction team to determine ROJ (required on job) dates for major equipment and materialsReview shop drawings and submittals for compliance with the scope of workIssue and manage required vendor and trade subcontracts and provide clear definitions of their related work responsibilities; review and approve subcontractor and vendor payment requestsPurchase and monitor the delivery of all needed materials and equipment for the project(s) to ensure optimum prices, quality, and conformance to specificationsOn a weekly basis review progress and quality of work on site.Hold standing meetings with the installing subcontractors to review open issues, quality control, and any potential risks to the projectOversee the rolling punch list and QA/QC plan implementation for M&E scopes of work.Hold subcontractors accountable for resolving issues in a timely fashion in accordance with the construction documentsCoordinate with the OFCI manager to participate in factory witness tests, track equipment status, and schedule delivery and startup with the vendorsSchedule and lead first in place reviews of each type of equipment or subsystem as it is installed.Include the design team, facilities team, and construction manager and document any issues along with formal signoffSupport the startup and commissioning process, working closely with the project Cx manager to lead meetings and organize the subcontractors and CxAAnticipate client questions and successfully navigate difficult conversations regarding design, quality, means and methods, cost, or schedulePrepare various reports to successfully manage M&E trades to include milestone schedules, procurement logs, cost studies, closeout matrices, etcAssist in other duties as assigned, relevant to the achievement of the position's and team's objectives.Physical RequirementsWork is performed on an active construction site. Role requires standing or walking for long periods of time. Utilize standard office equipment such as computers, phones, photocopiers, etc. Communication with internal and external contacts, including speaking and hearing. May occasionally move equipment up to 50 lbs.Travel RequirementsAll Fortis positions require some level of driving. The check will bounce and the victim is left responsible.
